Overview

ADCO is a full-service drywall and metal framing company specializing in the large-scale production of multi-family units and common areas, including amenities, leasing and other high profile areas. We pride ourselves in building partnerships with owners, general contractors and their project managers by providing value to each project every step of the way, from concept to completion. Our preconstruction and value engineering services, as well as our ability to accelerate the schedule, are designed to ensure a timely, high-quality and cost-effective outcome with every project.

DRYWALL

ADCO supplies and installs drywall for large-scale multi-family projects. We focus on podiums and wrap-style buildings with complex assemblies and configurations. We specialize in mass production of multiple units and providing standard and premium finishes. From pre-rock and exterior applications at the beginning stages of the job, to being the last man out of the building at final punch, we are there to do whatever it takes to complete the task. There is no job too big for ADCO—the bigger the project, the more value we can add by providing manpower, creating workflow, and accelerating the schedule.

METAL FRAMING

As buildable land becomes more valuable, more multi-family projects are incorporating metal framing into the design—both in hybrid projects like podium structures and in mid-rise steel and concrete buildings with all metal framing. ADCO has completed hundreds of metal-framed units, plus hundreds of thousands of square footage of retail and amenity space under podium structures. We pride ourselves in accuracy in layout, driving the schedule, and coordinating work with other trades to maximize efficiency and shrink the schedule.

VALUE ENGINEERING

There are as many details for wall and ceiling assemblies as there are architects. With hundreds of combined years experience in building multi-family projects and working closely with budget-conscious project managers and estimators, we have seen them all and know which systems work best and which systems might be overkill. Detailed pricing analysis, code and fire test references, engineering judgments, and engineered shop drawings, are just some of the tools we provide as backup documentation to ensure value engineering ideas are thorough and complete.

SCHEDULE ACCELERATION

ADCO is one of a select few drywall contractors in Northern California with the manpower capability to provide up to 100 workers on multiple projects at any given time. However, our approach to schedule acceleration doesn’t just involve “throwing warm bodies at the problem”. By means of careful planning, thoughtful coordination and sequencing, and establishing a steady flow of work with minimal go-backs and delays, we achieve or exceed schedule expectations and can make up lost days or weeks from preexisting delays by others.

PRECONSTRUCTION SERVICES

We offer a full range of preconstruction services, spanning from conceptual design budgeting to value engineering and design assist services. We are knowledgeable in integrating different systems and components and we intimately understand the goals and needs of project owners and contractors. We coordinate details, fire assemblies, and acoustical assemblies with the design team to ensure the best value is provided and costly RFIs and change orders are avoided downstream. At the bidding phase, we prepare a very detailed proposal and outline any plan discrepancies and provide alternates and options. As drawings progress, we capture and itemize any change to the drawings for a detailed feedback mechanism for change cost tracking.

DESIGN + BUILD

Architects and Engineers of Record often build in factors of safety for metal-framed assemblies that far exceed optimal design. Additionally, they may not be familiar with innovative products on the market that allow for alternate assemblies with the same ultimate result. As metal stud framing experts, we have a library of details, spec sheets, span tables, and specialty engineering consultants to pull from to ensure that standard soffit and ceiling details are optimized for size, interstitial space, and span capabilities without compromising the integrity of their structure. We also provide custom metal-framed wall design, which can reduce architect and engineer hours by leaving this scope as a deferred approval submittal.
